Ameritus recognized the value in its location when acquiring this 1929 asset which was 55% occupied and suffered from significant deferred maintenance. Ameritus commenced on a $15M renovation program which replaced obsolete chillers, cooling tower, and air handling units. Major façade, roof, and sprinkler issues were also addressed. Common areas including the lobby corridors were modernized along with tenant suites. Tenant amenities such as a fitness center, conference rooms, and food service were added. Ameritus is proud to have earned the Office Building of the Year (TOBY) Award in 2018 for its management achievements with this asset.
